If the person who responsible for paying the rent on a property fails to pay, these laws should tell you if it is illegal to turn off their water, or power.
The persons in charge of managing the apartment complex should compactly state in writing the under mentioned in the lease agreement:
o A neat and tidy rental unit is an obligation of the tenant. If there is any damage caused by disregard, or misuse, the tenant is financially liable.
o The persons renting the apartment should make management aware of any hazardous, or faulty conditions associated with the property. Examples would be bad wiring, water leaking, mildew, and fire risks.
o Management will give a copy of apartment policies and procedures to the tenant. This will cover complaint process and repair needs. Examples or what is covered in this information would be maintenance and repair employees work hours and how quickly renters should have their issues remedied.
o You should have limits on what a renter can alter within the rental unit. This would include painting, floor coverings, and what appliances may be added.
Overall, work and repairs done on any unit in your complex should be completed as expediently as possible. This will aid in avoiding additional complaints from your renters. Problems of a larger nature, such as leaks in plumbing and air conditioning, or heating unit problems should be handled within one day of the problem being reported. As a manager, you should be open to communication with your renters. This is important in having a good relationship with them. Managers of the complex should keep the tenants in the know about the repair process and why there are any delays.
